The exception would be if we discover significant structural damage that requires open-air work for an extended period — we'll communicate that clearly if it arises.

As a general rule: if the repair cost is less than 30% of the replacement cost and the rest of the roof is in solid shape, repair makes sense. We typically come in after the framing is complete and inspected. Our process: install roof sheathing (if not pre-installed by framing crew), apply moisture barrier and ice-and-water shield, install the roofing system, and coordinate with the building inspector for the required roofing inspection. We work closely with your GC to stay on schedule.
Concrete tile remains the most popular choice for new custom homes in our area — it offers the look homebuyers expect and exceptional longevity. Dimensional shingles are common in more budget-conscious builds. Standing-seam metal has grown significantly in popularity for its combination of hurricane resistance, energy efficiency, and modern aesthetics. Materials & Florida Climate
There's no single "best" — it depends on your priorities. Concrete or clay tile is the most durable and holds up exceptionally well in our heat and humidity, with a lifespan of 40–80 years. Metal (standing seam) offers the strongest hurricane resistance and the longest lifespan. Dimensional asphalt shingles are the most cost-effective upfront while still providing solid 25–35 year performance when properly installed. Yes, always. Florida has some of the strictest building codes in the country precisely because of our hurricane exposure. Every product we install meets current Florida Building Code requirements for wind uplift resistance — typically rated to 130–160 mph depending on the product and installation method. For coastal or high-wind zones, we specify products with the highest available ratings.
Quality dimensional (architectural) shingles properly installed in Southwest Florida typically last 20–30 years. Florida's intense UV, heat, and occasional severe weather are harder on shingles than in northern climates. Choosing a shingle with a high solar-reflectance index (SRI) and algae-resistant granules can significantly extend its useful life and keep your attic cooler.
